THE VALUE OF A PROFESSIONAL HOME INSPECTION

A Home Inspection is invaluable for your peace of mind when you are buying a property. Beyond the cosmetics of paint and flooring, your inspection will examine the home’s structure and working systems. This includes everything from the roof to the foundation – plumbing, bathrooms and kitchens, electrical and heating.

A Home Inspection reduces the risk of having to deal with costly unexpected defects after you move in. You’ll gain knowledge of what issues may need to be addressed immediately, and which ones should be budgeted for over time. In some cases, the seller may agree to address any minor repairs noted, or evaluate the costs involved and negotiate a favorable agreement.  Remember, no home is perfect!  Minor projects are part of home ownership.

If possible, you should be present for at least part of the inspection. Typically the inspection takes 2 to 3 hours, depending on the size of the home. While most professional inspectors provide a comprehensive written report to refer to, it is helpful to discuss and review the observations in person. Bring your questions!

A Professionally Certified Inspector charges a fee betwwen $350 - $400 for this service.  Be certain to obtain thier qualifications and references as well as a written contract outlining the liability and limitations of the report.
